1. Who We Are

SpotRent is operated by Ivan Semenov, a sole trader based in Ireland, trading as SpotRent ("we", "us", "our"). We are the data controller for personal data processed through SpotRent.

2. What Data We Collect

We collect only the data needed to deliver the service.

Through the Telegram bot:

• Telegram user ID — a numeric identifier assigned to you by Telegram, used to send alerts to your account.
• Search filters — county, price range, number of bedrooms, property type, and any keywords you configure.
• Notification history — which listings we sent you and when.
• Trial and subscription status — whether your free trial has been used and your current plan.

Through Stripe (paid plans only):

• We receive confirmation of payment, your chosen plan, and subscription dates.
• We do not receive or store your card number, CVV, or any payment card details — these are handled directly by Stripe.

Through the website (spotrent.org):

• We do not use analytics or tracking cookies.
• All website assets, including fonts, are served from our own servers. Visiting our website does not trigger requests to third-party servers.

3. How We Use Your Data

• To deliver rental alerts matching your filters via Telegram.
• To manage your trial, subscription, and access level.
• To respond to support requests.
• To maintain and improve the Service.

We do not sell your data, use it for advertising, or share it with any third party except as described in Section 5.

4. Legal Basis for Processing (GDPR)

• Performance of contract (Art. 6(1)(b)) — processing your Telegram ID and filter settings is necessary to provide the alerts you signed up for.
• Legal obligation (Art. 6(1)(c)) — we may retain payment records as required by Irish tax law.
• Legitimate interests (Art. 6(1)(f)) — detecting and preventing fraud and misuse of the service.

5. Third-Party Services

Telegram — SpotRent operates via the Telegram platform. Telegram processes data according to their own Privacy Policy. We only access the data Telegram makes available to bots: your user ID and messages you send to the bot.

Stripe — Payments are processed by Stripe Payments Europe, Ltd. Stripe acts as an independent data controller for payment card data. See Stripe's Privacy Policy.

AI providers — Premium plan features include automated analysis of rental listings. Only publicly available listing content is processed for this purpose — your personal data (Telegram ID, search filters, subscription details) is never shared with AI providers.

6. Data Retention

We retain your data for as long as your account is active.

• If you request deletion of your account, your data is deleted within 30 days of the request.
• If your account becomes inactive (you stop using the bot and have no active subscription), your data is deleted within 3 months.

Payment records may be retained for up to 7 years to comply with Irish financial regulations.

7. International Data Transfers

Your data may be processed outside the EEA by Telegram and Stripe. Both services rely on appropriate safeguards — including Standard Contractual Clauses and/or the EU-US Data Privacy Framework — for such transfers.

8. Your Rights Under GDPR

As a data subject in the EU/EEA, you have the right to:

• Access — request a copy of your personal data.
• Rectification — ask us to correct inaccurate data.
• Erasure — ask us to delete your data ("right to be forgotten").
• Restriction — ask us to limit how we use your data.
• Portability — receive your data in a structured, machine-readable format.
• Objection — object to processing based on legitimate interests.

You also have the right to lodge a complaint with Ireland's supervisory authority, the Data Protection Commission (DPC): www.dataprotection.ie.

9. Cookies

SpotRent does not set tracking or analytics cookies. Stripe may set cookies during the checkout process — consult Stripe's Privacy Policy for details.

10. Changes to This Policy

We may update this Privacy Policy from time to time. The current version is always available at spotrent.org/privacy.html. Material changes will be communicated via the bot.
