The rules and conditions for using SpotRent.
By starting the SpotRent bot or using any part of the SpotRent service ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, please stop using the Service.
SpotRent is a Telegram-based rental alert service operated by Ivan Semenov, a sole trader based in Ireland, trading as SpotRent. We monitor publicly available Irish rental listing platforms and deliver matching alerts to subscribers via Telegram.
You must be at least 18 years old and have a valid Telegram account to use SpotRent.
SpotRent monitors third-party rental listing websites and forwards matching listings to you via Telegram based on your configured filters. Coverage, sources, and features vary by subscription plan.
SpotRent is not a letting agent, estate agent, or rental platform. We do not list, verify, or control any properties. We only aggregate and forward publicly available listings from third-party sources.

All prices are in Euro and include any applicable VAT.
New users receive a 3-day free trial with full Premium access. No credit card is required to activate it. One trial per Telegram account. The trial cannot be restarted once it expires.
Paid subscriptions are billed monthly. All payments are securely processed by Stripe — we never receive or store your card details. Your subscription renews automatically at the end of each billing period until cancelled. By subscribing, you authorise us to charge your payment method on a recurring monthly basis.
You may cancel your subscription at any time through the SpotRent bot or by contacting us at [email protected]. Cancellation takes effect at the end of your current billing period — you retain full access until then and are not charged again.
All subscription fees are non-refundable. We do not offer pro-rata refunds for unused portions of a billing period. After cancellation, you retain access to your paid plan until the period ends.
By subscribing, you request immediate access to the Service and expressly consent to the provision of the Service beginning immediately upon payment. You acknowledge that, as a result, you lose your statutory 14-day right of withdrawal under EU consumer law (Directive 2011/83/EU) once the Service has begun.
Every new user can evaluate the full Service through the free 3-day trial before making any payment.

We reserve the right to suspend or terminate accounts that violate these rules, without refund.
Listings delivered by SpotRent are sourced from third-party websites. We have no affiliation with, and no control over, those platforms or the content of their listings. SpotRent does not guarantee that any listing is genuine, currently available, or accurately described.
Always verify listings directly with the landlord or letting agent before making any payment or entering any agreement.
We aim for high availability but do not guarantee uninterrupted service. Third-party platforms may change their structure, which can temporarily affect our coverage. We will work to restore normal service as quickly as possible.
We reserve the right to modify, suspend, or discontinue any feature or the Service itself, with reasonable advance notice where possible.
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that the Service will be error-free, uninterrupted, or that every matching listing will be delivered.
To the fullest extent permitted by Irish law, SpotRent's total liability to you for any claim arising from your use of the Service shall not exceed the total fees you paid us in the 3 months preceding the claim.
We are not liable for any indirect, incidental, or consequential loss arising from your use of the Service or reliance on any listing delivered through it.
Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under Irish law.
These Terms are governed by and construed in accordance with the laws of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.
If you are a consumer resident in another EU member state, you may also have the right to bring proceedings in the courts of your country of residence.
We may update these Terms from time to time. The current version is always available at spotrent.org/terms.html. Continued use of the Service after any update constitutes acceptance of the revised Terms.
